SmartMove are offering another service to our all encompassing lettings management team, full management of HMOs (house in multiple occupancy).

This includes:

  • Full tenant references (checks on employment over the tenancy period, criminal checks, previous landlord checks, income checks and many more)
  • Deposit protection (placed in the Deposit protection service)
  • Tenancy agreements (AST tenancy agreements with 6 months break clause)
  • Inspection every one – three months (regular checks on property and tenants including smoke /fire alarms)
  • 24/7 maintenance service
  • Organising gas certificate
  • Organising electricity certificate
  • Payments are made by standing order or others at your preference
  • We do not charge administrations fees
  • We do not hide extra charges anywhere

Further paid options include:

  • Weekly cleaning service
  • Secure cover: In the event of a claim, at no extra cost our solicitors can serve the Section 8 and 21 Notices. We will cover up to £50,000 total rent payment per claim. Legal Expenses cover is up to £100,000 to gain vacant possession.
